A reserve study is a capital plan with a price tag on every piece of the property.

It answers two questions your board keeps circling: what are we responsible for replacing, and are we putting away enough money to do it without a special assessment?

The physical analysis inventories every common component — roofs, pavement, siding, elevators, boilers, pools, fencing — and estimates its remaining useful life and replacement cost in today's dollars.

The financial analysis takes that inventory and runs it forward against your current reserve balance and contribution, showing percent funded, cash flow year by year, and the contribution level that keeps you out of trouble.
